Description

Pull up to the corner and the house greets you the way these old homes do. Soft yellow siding. A hipped roof. A covered porch with a blue door at the center and planter beds flanking the walk. A young tree out front, grass running clean to the sidewalk. Built in 1908, and it wears the age well.

Through the door and the living room opens up the full length of the front of the house. Twenty-five feet of it, with the kind of tall ceilings you only get in a home from this era. Windows on both sides fill the space with light through most of the day. There is room for a sectional, a reading chair, a coffee table, and still space to move around. When the house was remodeled in 2021, the hardwood trim was stripped, sanded, and brought back by hand. You'll see it everywhere. Door frames, baseboards, the transom above the dining table. Updated electrical, windows, and flooring. The peace of mind of being professionally remodeled with the character of a classic home.

Off the living room, the main bedroom sits just over thirteen by eleven, with the original hardwood flooring. A second bedroom, a little smaller at eleven-six by nine-two, shares the same floors. You will find a full bath with a walk-in shower, a soft green vanity, and a window that lets the morning in and a half bath off of the kitchen. Totaling 1.5 baths!

Walk toward the back and the house opens into the eat-in kitchen. Fifteen by nine or so, with a pantry wall on the left, a window over the sink looking into the yard, and a stained glass transom above the dining nook that throws color across the floor when the sun comes through. Room for a real table. Efficiency meets function from here on. A half bath tucks off to one side in soft lavender. The laundry sits just beyond, stacked and out of the way so it doesn't eat a closet. The mudroom waits at the back door, with a bench and a stained glass piece hanging in the window. The kind of room that earns its keep every time someone comes in from the garden.

Outside, the fenced backyard opens to a patio. The lawn runs on an underground sprinkler system with dedicated drops for the planter beds, so the flowers get watered whether you're home or not. A detached one-car garage sits off the alley. Room for a vehicle, outdoor gear, or whatever storage you may need. The unfinished basement, accessed from its own outside entry, handles storage and mechanicals and stays out of the way of daily life. Additionally, the home has had a new hot water heater and water softener recently installed.

Here is the part that makes this one different. The house sells fully furnished. Beds made. Dishes in the cabinets. Towels folded. The kitchen essentials stay. A sleeper sofa in the living room brings the sleep count to seven. You could pick up the keys on a Friday and have coffee on the porch Saturday morning.

Loup City is tucked into central Nebraska with a population just over a thousand. A farmers market sets up downtown on Saturday mornings from May through October. The county fair runs in August. Main Street holds the kind of places you end up in every week. A coffee shop, a few cafes, the library, the post office, all within close proximity.

Sherman Reservoir sits five miles east, with walleye, white bass, and crappie, four boat ramps, and roughly 4,700 acres of public land around the water. Bowman Lake is a mile west of town, and a nine-hole golf course sits just past it. The Loup Rivers and Sandhills Journey Scenic Byways both run through the area, and the spring Sandhill Crane migration is a short drive away.

Grand Island is 47 miles southeast for groceries, hospitals, and a regional airport. Lincoln is about two and a half hours. Omaha is three. The cost of living runs well below the national average.

A front porch, a garden already in the ground, a lake close enough for Saturday. This one is ready when you are.
